Leases

  • How long of a lease do you sign?

    We prefer and attempt to sign leases that range in length from 18-22 months; however, many tenants prefer 12 months, which we do accept as well.



  • Do I get to see the lease or sign it?

    Yes, Owners are provided a digital copy of the lease immediately following lease signing; a paper copy can be provided upon request. Our broker of record signs the leases, however any owner who wishes to sign can do so with prior notice.

Rent Payments

  • How and when do I get my checks?

    Monthly accounting closes on the last day of the month and disbursements and owner statements are processed between the 1st and 4th of the following month. If you opt to receive paper checks, as opposed to EFT directly to your bank account, those checks will arrive at your desired location, typically, between the 4th and 6th of the month following collection.


  • How is rent collection handled?

    Our rent collection process is time-tested and the product of a multitude of analyses to determine the most effective means. Tenant has the option to pay online via a bank account, debit card, and credit card. Tenants can also make payment in person at our office, if they prefer. From time-to-time, tenants do not make on-time payments and additional collection is required. Our process at this point of collection is comprised of: personal phone calls, email, posting eviction notices, landlord/tenant filings, eviction hearings, and much more. While the process is expansive, it has been proven effective.

  • Can you put the money directly into my account?

    Yes, Owners can receive their monthly disbursements via Electronic Fund Transfer (at no additional charge) or paper check.

Security Deposits

  • How much security deposit do you charge the tenant?

    The PA Landlord/Tenant Act provides that security deposits cannot exceed an amount equal to two months rental rate; and, after one year, that amount shall be reduced to an amount equal to one month rental rate.

  • Who holds the tenant security deposit?

    Security deposits are primarily held by our firm, and if so are held in an FDIC insured financial institution, in compliance with the Real Estate Commission regulation. Upon request and additional documentation, owners may choose to hold the security deposit.

Customer Service

  • Can I reach you after hours?

    Yes, we have a 24 hour emergency phone line that is available to both tenants and owners.

  • What type of reports do I get and how often?

    Owners are provided a comprehensive accounting report every month and an annual accounting report. Reports are delivered electronically, as well as, a copy of every report is available 24 hours a day within the Owner’s Portal. Upon request and owners who receives paper checks are provided paper reports monthly as well.

Other

  • Am I required to make my property available to Section 8?

    Section 8, also known as the Housing Choice Voucher Program, is a housing assistance program facilitated by HUD and local Housing Authorities. The program is not mandatory; and, while it works well for some owners, other owners have no desire to participate, which is absolutely acceptable and compliant with applicable law.

  • What type of properties do you manage?

    We primarily management residential properties.  The type of residential properties we manage range from single-family homes to 40-unit apartment buildings.  However, in addition to residential properties, we manage a variety of commercial properties.

  • Do you sell real estate too?

    Yes.  HPMG is a PA licensed real estate brokerage that can assist you with your buying and selling needs.  We assist many of our clients every year reduce their holdings or grow their portfolios.  Our vast knowledge and experience buying and selling investment properties positions our agents well to assist you with all your real estate needs.

  • Are you licensed?

    Yes, the PA Real Estate Commission provides that all real estate professionals providing property management and real estate sales services maintain a brokerage license and a broker of record. Harrisburg Property Management Group, as required by the PA Real Estate Commission, is fully licensed and in good standing. Ryan Colquhoun is licensed as a PA Real Estate Broker and serves as the broker of record.

  • How soon can you start managing my property?

    HPMG can begin managing your property as soon as we have an executed Property Management Agreement and other necessary information.  This other information includes: leases, keys, tenant contact information, etc...
