How long of a lease do you sign?+

We prefer and attempt to sign leases that range in length from 18-22 months; however, many tenants prefer 12 months, which we do accept as well.

Do I get to see the lease or sign it?+

Yes, Owners are provided a digital copy of the lease immediately following lease signing; a paper copy can be provided upon request. Our broker of record signs the leases, however any owner who wishes to sign can do so with prior notice.

Rent Payments

How and when do I get my checks?+

Monthly accounting closes on the last day of the month and disbursements and owner statements are processed between the 1st and 4th of the following month. If you opt to receive paper checks, as opposed to EFT directly to your bank account, those checks will arrive at your desired location, typically, between the 4th and 6th of the month following collection.

How is rent collection handled?+

Our rent collection process is time-tested and the product of a multitude of analyses to determine the most effective means. Tenant has the option to pay online via a bank account, debit card, and credit card. Tenants can also make payment in person at our office, if they prefer. From time-to-time, tenants do not make on-time payments and additional collection is required. Our process at this point of collection is comprised of: personal phone calls, email, posting eviction notices, landlord/tenant filings, eviction hearings, and much more. While the process is expansive, it has been proven effective.

Can you put the money directly into my account?+

Yes, Owners can receive their monthly disbursements via Electronic Fund Transfer (at no additional charge) or paper check.

Security Deposits

How much security deposit do you charge the tenant?+

The PA Landlord/Tenant Act provides that security deposits cannot exceed an amount equal to two months rental rate; and, after one year, that amount shall be reduced to an amount equal to one month rental rate.

Who holds the tenant security deposit?+

Security deposits are primarily held by our firm, and if so are held in an FDIC insured financial institution, in compliance with the Real Estate Commission regulation. Upon request and additional documentation, owners may choose to hold the security deposit.

Can I reach you after hours?+

Yes, we have a 24 hour emergency phone line that is available to both tenants and owners.

What type of reports do I get and how often?+

Owners are provided a comprehensive accounting report every month and an annual accounting report. Reports are delivered electronically, as well as, a copy of every report is available 24 hours a day within the Owner’s Portal. Upon request and owners who receives paper checks are provided paper reports monthly as well.



Am I required to make my property available to Section 8?+

Section 8, also known as the Housing Choice Voucher Program, is a housing assistance program facilitated by HUD and local Housing Authorities. The program is not mandatory; and, while it works well for some owners, other owners have no desire to participate, which is absolutely acceptable and compliant with applicable law.

What type of properties do you manage?+

We primarily manage residential properties. The type of residential properties we manage range from single family homes to 20-unit apartment buildings.

Do you sell real estate too?+

No, While HPMG is licensed to sell real estate; our focus is on property management and rental services. However, we have a quality network of some of the best Realtors in the local market, that can assist with real estate sales.

Are you licensed?+

Yes, the PA Real Estate Commission provides that all real estate professionals providing property management and real estate sales services maintain a brokerage license and a broker of record. Harrisburg Property Management Group, as required by the PA Real Estate Commission, is fully licensed and in good standing. Ryan Colquhoun is licensed as a PA Real Estate Broker and serves as the broker of record.

How soon can you start managing my property?+

Security Deposits

Do I pay first month’s rent and last month’s rent with my security deposit?++

No, at the time of paying the security deposit; only the security deposit is due. Rent, pet fees, and other charges are due at lease signing.

Is the deposit refundable?+

Security deposits are not refundable if you decide to not move-in after signing a Security Deposit Form and paying the required security deposit. Security deposits are however refundable if you move-in and move-out without any outstanding charges or damages to the property.


I want to move out, but my roommate wants to stay. What do I do?+

If this occurs you may handle this in a variety of ways. First, if your roommate agrees to allow you to exit the joint lease and that roommate accepts full financial responsibility; we then need to qualify the remaining tenant to ensure he/she meets our financial requirement without your income. In addition, the account must be 100% current, before this will even be considered. Another option is to seek a new roommate to replace you, which will require the other roommates written approval, full application from the proposed tenant, and account must be 100% current. Comment

My lease expiration is coming and I want to move out. What do I do?+

As per your lease, you must provide 30 day written notice of your intent to not renew nor remain on a month-to-month basis. Failure to do so can result in rental charges beyond the end of the lease term.

You have a property I want to rent. How do I apply?+

Applying is as simple as completing the online application and submitting payment. Upon receipt and processing of the online application (if all required documents are presented) an approval or denial will be issued. If all required documents are not provided, a pending approval may be issued until those documents are provided.

How old do you have to be to apply?+

18, unless you have legal status consistent with an individual that can enter a legally binding contract.

Who needs a cosigner?+

A co-signer may be required for an individual who has challenged credit or income below our prescribed minimum.

Can you hold a place before I apply?+

No, we do not hold any property without an approved application and security deposit.


Who is responsible for paying for repairs & maintenance requests?+

The landlord is responsible for the on-going repairs and maintenance; however, required repair and maintenance that is the result of damage caused by the tenant or one of their guests (whether invited or not) or damage caused by a tenant or their guests negligence will be repaired and charged to the tenant.
