Ryan Colquhoun

Ryan was born and raised in Central PA and has been a full-time real estate agent, broker and real estate investor for many years. He is married, has two children and currently resides in Hampden Township, PA. He completed his undergraduate degree at Penn State University and graduated magna cum laude from Widener Commonwealth Law School with his juris doctorate. Ryan has played an integral role in more than one thousand real estate investment transactions in some or all capacities ranging from deal structuring, negotiation, acquisition, renovation, sale, and nearly every element in between. Additionally, as a founding member of HPMG, his knowledge of property management is vast and founded on years of experience; facilitating thousands of residential lease transactions, and accompanying on-going full-service management. Ryan has the real world experience, formal education and sense of ethical business practices you are looking for in a real estate professional who can deliver you results, not excuses!

Gregg Norman » Construction Mgmt./Partner

Gregg Norman

Gregg began his career in real estate and real estate investment a decade or so ago, and since that beginning he has successfully and actively invested in real estate full-time. Prior to real estate; Gregg was the operations manager of a large east-coast semi-custom kitchen cabinet manufacturer; as such, he maintained the main leadership role of a large-scale manufacturing facility for many successful years.

During his time in real estate, Gregg has delved into all aspects of real estate investment, development, acquisition, and sales. He has led an acquisition team that purchased several hundred investment properties and has managed in excess of 750 complete residential rehab projects ranging in size from small carpet-and-paint projects to full-scale redevelopment including a 10,000+ sq.ft. warehouse-to-apartment conversion.

Gregg lives in Cumberland County, PA with his wife Becki and initially got into real estate because of the "flipping" boom and all the media hype. Nowadays, his "flipping" is aimed at building his buy-and-hold portfolio. Gregg’s real estate portfolio is comprised of residential and commercial units, that he has strategically acquired, renovated, manages, and plans to add to in the near future. With his background in operations management and vast first-hand real estate and construction knowledge, Gregg is integral in the development, implementation, and management of HPMG’s systems. His objective and dedication is to the development of systems that produce efficiency in all elements of property maintenance, construction, and material procurement; therefore, maximize profitability for all HPMG’s clients.


Erin Hubler » Operations/Resident Services Director

Erin has held a variety of integral positions in all aspects of full-service property management for nearly a decade. Prior to joining HPMG, Erin worked with a full-service property management company in York County. While in York, Erin advanced through the company working in multiple positions and learning the in’s and out’s of full-service property management. Prior to property management, Erin worked as a manager for a local business and assisted in operational management of three locations in York County. Erin attended Consolidated School of Business and graduated in 2010 with a diploma in Office Management.

Erin presently oversees HPMG’s Resident Services Department and Operations. In this role, Erin is continuously evaluating HPMG’s day-to-day operations and focuses on producing the highest overall level of service. Erin’s energy, dedication to excellence, and attention to detail is what drives her to make HPMG’s customer service second to none.

Erin resides in Central PA with her fiancé Eric. When Erin is not working, she enjoys spending time with her family and traveling to different cities/countries to experience new cultures.


Cameron Norman » Owner Services Director

Cameron presently resides in Hampden Township with his fiancé, Kayla and their dog, Stella. Cameron, born and raised in Central PA, worked part-time with Harrisburg Property Management Group throughout his time in high school and college. In addition to working with HPMG throughout college, Cameron also spent three years working as a tax preparer and book keeper.

After graduating from Florida Atlantic University with his degree in Finance, Cameron decided to return to Central PA and come on board with Harrisburg Property Management Group in a full-time capacity. Cameron’s background in accounting and finance, combined with his experience in real estate and over-all understanding of business, allows him to continually find new and innovative ways to improve management outcomes for HPMG clients. Cameron does not just talk-the-talk and manage for others, he is presently building his own real-estate portfolio, which is comprised of single-family homes located throughout Central PA. Cameron’s top-notch customer service and background in finance are collectively huge assets for HPMG clients.


Lois Snell » Owner Services

Lois has more than 20 years of extensive experience in client services and account management. Prior to joining HPMG, she worked for 11 years as a manager at a business trade association specializing in the promotional needs and interests of Pennsylvania small businesses. Lois focuses primarily on the accounting elements of owner’s accounts by overseeing all incoming rental payments, all outgoing owner statements, checks, EFT’s and bill payments. In addition, she handles municipal licensing, utility coordination, and many other functions associated with owner accounts and relations.

Lois resides in Camp Hill with her husband and daughter. Lois brings a level professionalism, attention to detail and true concern for client’s best interests that not many people ever achieve.


Joshua Black » Property Services Director

Joshua Black is a dedicated and motivated individual with ten years’ experience in sales with a family background in finance. His career experience has showed him to be a detailed professional with strong communication and negotiation skills. He is creative in finding solutions for clients and in doing so has received satisfaction and retention of business.

After graduating from Pennsylvania State University in 2002, he went on to a management position of two five star restaurants giving him his first experience in customer relations. In 2005, he went on to a position as a parts associate for JLG Industries earning a promotion to a sales manager role within one year. For the next four years Joshua traveled throughout the west coast of the United States and Canada managing the parts sales to JLG dealers and was ranked #1 in sales for two consecutive years. Joshua Black’s most recent endeavor was with PetroChoice holding the position of Territory Sales Manager. For three years Joshua worked in the Virginia and DC Metro Region selling products for three of the top oil companies. He excelled at retaining current clientele and also generating new business sales earning him the rank of one of the top five sales people. Joshua’s friendly and good-humored personality makes it easy to build relationships with people he does business with. His dedication to client’s professional needs is his highest priority.


Amber Cruz » Leasing Services Director

Amber was born in Harrisburg and still resides there with her family. She is a graduate of Harrisburg High School and since graduation has gained years of experience in customer service and management. In 2008, Amber received her real estate license, which has allowed her gain experience in multiple aspects of real estate including: both listing and buyer sides of a purchase transaction, leasing and rentals, and property management. She enjoys assisting clients with their real estate needs and looks forward to building on her real estate knowledge. In addition, Amber is a part-time student at Harrisburg Area Community College where she is working towards a degree in Business Management. When Amber is not working, or doing school assignments; she enjoys cooking, spending quality time with her family, and hanging out with her friends.
